Building Permits & Inspections
NOTICE: The Village is transitioning from eTRAKiT to BS&A Online on January 26, 2026.
• eTRAKiT will be inaccessible beginning January 16, 2026 at 12:00 PM.
• Limited permitting functions will be available between January 16, 2026 and January 30, 2026 due to the system transition.

Contractors must submit permits using a Contractors User Account. Please submit an AEC# Inquiry prior to setting up an account on eTRAKiT.
Contractor Licensing & Registration
Contractors must submit a registration form as well as all required documentation on an annual basis. Note that this is separate from creating a Contractors User Account on eTRAKiT.

Inspections
Inspections must be scheduled through the eTRAKiT Portal. All inspections require a minimum 48 hour advance notice. Inspections are scheduled starting at 8:00 am - 3:00 pm.
No over the phone or emailed inspection requests will be accepted.

Most residential / commercial improvement building permits are valid for one year from the date of issuance.
A permit will become invalid if substantial work has not started within six months of issuance or if work is not completed within one year.
Permit extension requests must be submitted in writing to the Building Official and justifiable cause must be demonstrated. Permit extensions can be granted for periods of not more than 180 days each. Fees may apply.
The turnaround time for permit review depends on the scope of work and complexity of the project.
The Village aims not to exceed 14 days for each review round.
No permits are required for garage sales. Regulations for garage sales can be found in Chapter 8-7-19 of the Municipal Code.
The Village may have a copy of your Plat of Survey from previous building permits, however it is not guaranteed to suffice the plat requirement for the permit you are applying for. To find out if the Village has a copy, please submit a Freedom of Information Act (FOIA) Request.
