Approved Development Projects

The following development projects have been approved by the Village Board and are at varying stages of permitting or construction 


Plans have been approved for the new north american headquarters for BystroniBystronicc. The new 163,000 square foot "Experience Center" will feature office, manufacturing, warehouse, and showroom for industrial products.The building design features prefabricated concrete panels, prefabricated steel panels that Bystronic will manufacture themselves and glass. Bystronic is a world class manufacturer of high quality machines and systems for the economical processing of sheet metal and other flat materials and solutions for laser cutting, bending, and automation. 



Poplar Creek Bowl

The Village has approved facade remodel plans for the Poplar Creek Bowling Alley in the Barrington Square Town Center. The new facade design will be unique to the bowling alley and blend with the rest of the shopping center. Part of the remodel also includes an upgraded banquet facility and an outdoor dining area.

Site plan changes and a master sign plan has been approved by the Village for Aldi supermarket at 375 W Higgins Rd. The project will include expanding the store to the north and putting a new facade on the building. The expansion would be approximately 3,300 square feet, bringing the total square footage of the store to 18,455.  The building expansion will necessitate parking lot changes as well. Construction is expected to begin in early 2019. 




Holiday Inn Express

The Village has approved the construction of a 121-room Holiday Inn Express hotel immediately south of the Cabela's store in the Prairie Stone Business Park. The new hotel will be approximately 70,000 sq.ft.  The hotel will include a pool, a breakfast area, fitness center and meeting room space. The building is proposed to be a combination of brick, stone veneer, and EIFS. The hotel will also serve 131 parking spaces.      ______________________________________________________________________________________

Rickey Rockets (Golf and Barrington Rd)

The Village has approved site plans to demolish and redevelop the existing Shell Gas Station and Car Wash into a Ricky Rockets Fuel Center and Car Wash, plus an additional retail unit, similar to the facility at Barrington and Hassell Roads. The plan indicates the existing two buildings (total of 5,720 square feet) would be replaced with one, larger approximately 10,400 square foot building and several additional parking spaces would be added. The building architecture would be brick and glass, with additional architectural features that are very similar to the existing Ricky Rockets.

 Enclave Apartments of Hoffman Estates


The Enclave Apartments of Hoffman Estates have recently completed a number of interior and exterior aesthetic upgrades on the property and the overall apartment complex as well. The Village has approved plans for demolishing the vacant two-story clubhouse building and construct a new single story building in the same area that would function as a clubhouse and leasing center as part of the upgrades. The new single story clubhouse would be approximately 2,362 square feet and would include a leasing center, lounge area and fitness center among other amenities.


Hoffman Plaza Shopping Center / Burlington Store

The Village has approved plans for a new Burlington department store (former Dania building) located at the northeast corner of Higgins Road and Roselle Road. A portion of the existing south building will be demolished and build out the balance of the building with a 50,000 square foot Burlington Store and approximately 10,000 square feet of inline retail spaces. The parking lot in front of the proposed Burlington store would be reconfigured to accommodate the new building design and will include the former Burger King site as well as the land being purchased from the village.





Projects In The Works

The Development Services Department is reviewing a variety of plans for development or redevelopment. The meeting agendas and minutes for projects that have been scheduled for review by the Planning & Zoning Commission can be found here, and agendas and minutes for the Village Board can be found here. Check back for updates on these future projects.

Buona Beef - restaurant at 2352 W Higgins Rd in Barrington Square Mall Shopping Center is proposing a total demo of the existing building and build a new one at the same site. The proposal includes speedy drive thru service and sit down style restaurant as well. The applicant has submitted plans and the Village is in process of reviewing. 

McDonald's - 2580 W Golf Rd - will be bringing up their restaurant to their new prototype similar to other McDonald's in the Village. Part of the project will include a total interior remodel, new building facade and new signage. Parking lot improvements will be made as well. Plans are under review at this moment.
