Zoning and Your Property
The Zoning Code regulates the type, size, setbacks, and location of structures that can be built on any property. If you are planning to build an addition onto your home or install an accessory structure such as a garage, storage shed, gazebo, fence, or deck it is important to check the zoning regulations for your property. Zoning regulations are organized by zoning district and by the type of structure. To determine the zoning district in which your property is located, you may download the Zoning Classifications (PDF) for a complete listing of zoning districts sorted by street name. To review the zoning regulations for your property please visit the Municipal Code Online and navigate to your zoning district in “Chapter 9 Zoning Code.” The zoning regulations for most accessory structures can be found in Section 9-3-6. If the Zoning Code does not permit the type, size, or location of a structure you are proposing, you may request a zoning variation if you have a unique situation or zoning hardship. The variation process includes a staff review followed by public hearings with the Planning and Zoning Commission and Village Board.
